This is a John White card, probably taken in 1901 or 1902. The rowing boat may be the ferry from the Black Rabbit, possibly used by the photographer to reach the village.

Cliff cottage is visible at the top of the path, and is shown again in the Burpham video. The card was posted in Ilford on October 17th 1910, sent to Mrs Brabner in Willesden Green from M. Thomson, so it may have been purchased on a visit to Sussex at an earlier date.
